What follows are the exact terms and conditions of our rental agreement.  Each guest must sign this agreement as a part of the reservation process.

 

TERMS OF OCCUPANCY & RESPONSIBILITY AGREEMENT FOR

3750 NORTH LAKE BLVD.

TAHOE CITY, CA 96145

THIS AGREEMENT is made and entered into by and between Catrine and Peter Charron (“we” or “us”), whose primary address is located at 5550 Maxwelton Road, Oakland, CA 94618, and you.  The Terms of Occupancy are considered part of this Agreement.

 

ARRIVAL AND DEPARTURE TIMES:

Rentals begin at 4:00 PM on arrival day and terminate at 10:00 AM on departure day.  Your key will be in the lockbox located next to the front door of the property.

 

RENT PAYMENT:

RENT, ROOM TAX, CLEANING FEE & BOOKING FEE: ½ DUE UPON BOOKING; BALANCE DUE 60 DAYS PRIOR TO ARRIVAL.

 

CANCELLATION POLICY:

A.     If you cancel outside of 60 days, 75% of your deposit will be refunded minus a $50.00 cancellation fee.  

B.     If you cancel 60 days or fewer prior to arrival, the full amount of the rent will be forfeited.  The cleaning fee and security deposit will be refunded.

C.     If property is rebooked to another party for the same rate and dates, all monies will be refunded less a $50.00 cancellation fee.

 

SECURITY DEPOSIT:           

The property you are renting is privately owned and as such, a security/damage deposit is required for each reservation.  You hereby agree that you are accepting responsibility for any and all damages to the property and its contents, including, but not limited to, repairs, fines/assessments, undue cleaning and eviction.  Tenant can be held liable for damages in excess of his/her security deposit.  A deposit of $1500.00 is required to reserve the property.  This sum is a Security, Cleaning and Damage deposit.  It does not apply toward rent due and is refunded within 30 days of departure, provided no damage was sustained and the property was left clean.  Up to $25.00 may be deducted from your deposit for every returned check, each lost or unreturned house key or garage door opener and late check-out. 

 

CLEANING:

You have been charged a cleaning fee as part of your reservation.  These fees are based on the standard time needed to clean the property as determined by the cleaning contractors.  If the cleaning required exceeds what is considered “normal,” you will be billed for the additional cleaning.  If you build a fire, please do not clean out the ashes.  Hot ashes will be disposed of properly by housekeeping when cooled.

 

SLEEPING CAPACITIES:

No more persons than 10 people: (8 adults and 2 children maximum or less adults and more children but not to exceed 10) shall occupy the property.  The entire deposit is subject to forfeiture if occupants exceed the number of persons originally booked into the property.

 

MAIL:

There is no door-to-door mail delivery in Tahoe City.  Please have your mail shipped to General Delivery, Tahoe City, CA 96145.  You may visit our local Post Office, located in the Lighthouse Shopping Center, Tahoe City, to pick up your mail.

 

TRASH:

Trash must be placed in the green bear barrier at the end of the driveway. It is illegal to leave trash outside the home or on the curb side.   

 

RENTER IS RESPONSIBLE for any loss or damage to the property, including, but not limited to, furniture and furnishings.  Owner is not responsible for any loss or damage to property left on premises by renter.

 

These Terms of Occupancy are strictly enforced.  Violations can result in towed vehicles, forfeiture of deposits, request to vacate, etc.

 

ENTIRE AGREEMENT:

This agreement, when combined with any and all community rules and regulations (if applicable), constitutes the entire agreement.  No additional provisions are expressed or implied.  This supersedes any and all previous agreements, whether oral or written, express or implied.  Upon signing, the guest(s) hereby endorse(s) the fact that he/she/they have read and understand this agreement in its entirety, and agree to accept all of its terms, conditions and restrictions without exception.

 

I/We agree to all of the terms and conditions as stated in the occupancy and responsibility agreement.

 

Please sign, date and return the attached Rental Agreement and keep a copy for your records.
